While many Georgia cities are tightening up, Atlanta’s rental scene remains relatively friendly. Across the state, renters are feeling the squeeze. In towns like Augusta and Athens, competition has reached record levels, making it harder than ever to secure a lease. Other cities, including Columbus, Savannah and Macon, face their own challenges keeping renters alert.

Georgia’s Tightest Markets

Augusta recently claimed the title of Georgia’s toughest rental market, according to RentCafe. Apartments in Augusta attract about 10 applicants, a 25% increase from last summer. Units are leasing in about 40 days, occupancy has risen to 92.4% and the lease renewal rate reached 69.2% this year, the highest in the state. Finding a place in Augusta right now takes both persistence and good timing.

Athens is in a similar position, also averaging 10 applicants per unit. Renters there have slightly more time to apply, about 42 days on average, but with the highest occupancy rate in Georgia, only 6.4% of apartments are available. It is a stable market for current residents, yet challenging for those seeking a new place to live.

In Columbus, competition has eased slightly, with six applicants per unit instead of seven last year. However, apartments there move quickly, so renters still need to act fast. Many landlords are filling vacancies in just 33 days! Savannah renters are getting a brief reprieve with about a week longer to make decisions than last year, while new construction in Macon has added welcome inventory and helped ease pressure on the market.

Atlanta Holds Its Own

In contrast, Atlanta’s market remains well balanced. Apartments in both the city and its suburbs attract about eight applicants per unit, and renters have a comfortable window of 43 to 45 days to finalize a lease.

New construction supports that stability, with 0.83% new apartments in Atlanta and 1.37% in the suburbs, providing renters with more options. More renters are also choosing to stay put, with 62.2% renewing their leases in the city and 66.5% in the suburbs. Availability remains healthy at 9.2% in the city and 8.1% in the suburbs.

What does this all mean? In short, Atlanta offers a bit more breathing room. There is still competition for rentals, just not at the level renters face in smaller Georgia cities. A steady supply of new units and consistent turnover keep the market active without putting unnecessary pressure on renters.

Although Atlanta’s Rental Competitiveness Index increased slightly this year, the market remains approachable and full of opportunity. Renters benefit from steady growth in available homes, realistic decision timelines and a market that still feels within reach. At the regional level, Atlanta ranks first for RentCafe’s Top 10 Southern Cities for Rental Activity, according to Q3 2025 data. The city overtook Washington D.C. to claim the top spot, followed by Fort Lauderdale, FL and Louisville, KY.
