With the first quarter of 2026 already complete, housing affordability remains an ongoing challenge for Georgia homebuyers. Metro Atlanta continues to test the limits of many buyers’ budgets, and prospective homeowners are feeling the pinch more than ever.

National Home Affordability Trends in Q1 2026

The ATTOM Q1 2026 U.S. Home Affordability Report shows that median-priced homes in 97% of U.S. counties remain less affordable than historical averages. Despite steady wage growth over the past two years, rising home prices and mortgage rates keep monthly payments high. Across the nation, buyers typically spend more than 28% of their income on a mortgage, with one in four counties demanding over 43% of a household’s earnings — a level considered seriously unaffordable.

Current Metro Atlanta Home Prices and Affordability

In Atlanta, home prices in the metro area generally range from the upper $300,000s to low $400,000s, depending on the neighborhood. Westside communities may offer homes in the mid-$200,000s, while Buckhead and Decatur often exceed $600,000. According to Zillow, median-area values sit around $381,500, requiring many households to earn roughly $90,000 annually to afford a median-priced home comfortably.

How Population Growth Affects Housing Affordability

The region’s growing population only intensifies the demand for housing. Even as nationwide migration slows, Atlanta’s appeal as a job and lifestyle hub keeps inventory tight, particularly in the “missing middle” — duplexes, townhomes and starter homes that bridge the gap between apartments and high-end single-family houses. The shortage of these moderately priced options continues to push prices higher, even as some neighborhoods experience gradual price stabilization.

What Buyers and Sellers Need to Know About Atlanta Housing in 2026

Nationally, wage growth is beginning to outpace home price increases in a number of counties, and more inventory is slowly coming online in markets that saw rapid price gains over the past few years. But mortgage rates remain above historic lows, and monthly costs continue to limit access for many potential buyers. For Atlanta homebuyers, this means that understanding local market dynamics and acting strategically is more important than ever. Knowledge of neighborhood price ranges, attention to mortgage trends and thoughtful negotiation can make the difference between a dream home and one that remains out of reach.
