Georgia MLS’ March Atlanta Core Data signals a market that is gradually “thawing” with seasonal momentum, even as year-over-year comparisons reflect a slower pace and continued buyer caution.
Month-over-month gains in both sales volume and units sold point to renewed activity as the spring market begins. However, under-contract activity remains down compared to this time last year, highlighting a more measured and deliberate buying environment.
“The market is active, but not as active as it was a year ago,” said John Ryan, Chief Marketing Officer, Georgia MLS. “We are seeing clear signs of seasonal improvement, but today’s buyers are taking their time.”

However, the pace of activity is likely to remain more tempered compared to previous years, as buyers navigate affordability constraints and macroeconomic uncertainty.
“Demand hasn’t disappeared, it’s just more measured,” said Ryan. “With more inventory and stable pricing, buyers are approaching the market with a long-term mindset rather than urgency.”
