Looking to sell your home soon? According to a recent ATTOM report, timing still plays a meaningful role in how much buyers are willing to pay. While today’s housing market continues to favor sellers in many areas, listing at the right point in the year can still maximize your final sales price.
A recent ATTOM analysis highlights that the strongest months to sell remain firmly in the spring window. Based on more than 50 million single-family home and condo sales from 2015 through 2025, seller premiums consistently peak between March and June, before tapering into late summer and fall.
The Best Months to Sell a Home
The data shows a clear seasonal pattern. The top-performing months for seller premiums are:
- May (highest overall premium)
- February
- April
- June
- March
Across multiple years of analysis, May continues to rank as the strongest month for sellers, with premiums generally around 13% above estimated market value. February and April closely follow, with similarly elevated returns.
In practical terms, homes listed in late spring tend to benefit from a combination of high buyer demand, limited inventory and increased urgency from families aiming to move before the new school year begins. ATTOM’s methodology compares median home sale prices by closing date against estimated market values (AVMs) for the same properties, allowing researchers to isolate how timing alone impacts pricing outcomes. This approach provides a consistent, long-term view of seasonal trends rather than short-term market fluctuations.
The findings reinforce a simple pattern: buyer competition builds in spring, peaks in late spring and gradually weakens heading into fall.
The Best Days to List a Home
Beyond months, ATTOM also identifies specific high-performing listing days. The strongest cluster consistently falls in late April through May, with one standout date: May 27! Historically one of the highest-performing days, this date often pulls seller premiums that exceed 14% in some years. Additional high-performing days cluster in late February, early March and throughout April, when buyer activity begins accelerating and competition for well-priced homes increases ahead of the May peak.
Why Spring Continues to Outperform
The seasonal pattern is largely driven by buyer behavior. Families prefer to move during late spring and early summer to align with school schedules, and warmer weather also increases market activity and home showings. At the same time, many sellers list during this window, creating both higher demand and more competition among buyers, which can push prices upward.
While May continues to stand out as the strongest overall month, the broader takeaway is that March through June remains the most strategic window to list a home. Within that range, even small timing differences—like listing in early April versus late June—can impact both sale price and speed. For homeowners considering a move, the key isn’t just whether it’s a seller’s market, but when within the cycle you enter it.
