Chapco Design Build, a division of build-to-rent developer Jim Chapman Construction Group (JCCG), has completed the amenity package at The Cottages at Dawsonville, a 193-home build-to-rent community. Construction began in January 2026 and concluded in late June.

As general contractor, Chapco Design Build delivered a 4,000-square-foot clubhouse anchored by a resort-style pool, fully equipped fitness center and professional management offices. The completed amenities provide residents with spaces to stay active, connect with neighbors and access on-site support.

“The opening of these amenities marks an exciting milestone for The Cottages at Dawsonville,” said Jim Chapman, chairman of the board of Chapco Design Build. “Today’s renters are seeking more than a place to live. They’re looking for a lifestyle and a sense of community. Well-executed amenity spaces create strong first impressions during lease-up and continue delivering value long after residents move in.”

Located at the intersection of Perimeter Road and Ga. Hwy. 53, The Cottages at Dawsonville offers access to GA-400, the North Georgia Premium Outlets, local parks, Lake Lanier and top-rated Dawson County schools, placing shopping and recreation within easy reach.

Dawson County’s continued growth has increased demand for high-quality rental housing that offers both flexibility and lifestyle amenities. Communities like The Cottages at Dawsonville give residents the opportunity to enjoy suburban living with access to employment centers and everyday conveniences.

Chapco Design Build partners with developers, investors and owners throughout the Southeast to deliver amenity spaces that enhance the resident experience and support community performance. Its turnkey approach helps accelerate lease-up, improve resident satisfaction and create lasting value for ownership.
